Lower Marquez, located just above Sunset Boulevard west of Marquez Avenue, was one of the hardest-hit neighborhoods in the January 2025 wildfire. Nearly every home in the area—approximately 90+ structures—was destroyed in the fire, leaving a rare landscape of vacant, cleared residential lots in an established coastal neighborhood.
Before the fire, the area featured a mix of older single-level homes and view-oriented rebuilds, often on irregular hillside lots. Today, the neighborhood represents a significant redevelopment opportunity. The terrain still offers scattered ocean, canyon, and mountain views, with pricing now driven by lot size, orientation, and view potential.
