The Huntington

The AAA / highest-end neighborhood of the Palisades was somewhat spared from the ravages of the fire. The diagram shows the cluster of homes (in red) that were destroyed -- largely above Pampas Ricas (the double wide street) and northward -- sparing the highest-end homes to the south, where prices for homes routinely exceeded $10MM, and some upwards of $45MM.


The fire destroyed about 200 homes in the Huntington (of about 500 total), largely along Alma Real, Toyopa, Ocampo and Chapala. 



There are currently just 11 properties listed for sale in the Huntington, asking on average $4.4MM, or  $480/sf.


The lots closer to the park (especially on Alma Real) are somewhat smaller, and will likely sell for smaller premia than the larger lots further away. The lots on Toyopa, which are largely backed by Sunset, will be the lowest comps by square foot, while Ocampo and Chapala will likely sell in the high $400's/sf.

The Market

So what's the deal?

 

Through June 12, there have been about 10 public sales of Huntington lots, averaging  $4.28MM, or $459/sf, by far the highest in the Palisades.


Here is generally where we land: 


  1. Avoid Toyopa - not worth the discount
  2. Focus on lots closer to Pampas Ricas, and away from the park.
  3. These lots are worth $400+/sf, provided you are ready to build 4,000+sf.
  4. Check the prior permitted structure, as being able to build within 10% of prior is a huge advantage. This puts a premium on well-built homes under 5 years old.
